COMMUNITY RULES

PETS:

 

No animal, fowl, fish, reptile, and/or pet of any kind shall be kept on or about the premises, for any amount of time, without obtaining the prior written consent and meeting the requirements of Lakeview Properties of Dubay.

PARKING:

 

When and if a resident is assigned a parking area/space at Lakeview Properties, the parking area/space shall be used exclusively for parking of passenger automobiles (3 Automobiles Maximum per Rental Unit). This includes the automobiles of the resident and the resident's guest(s).

 

Residents are responsible for oil leaks and other vehicle discharges for which resident shall be charged for cleaning if deemed necessary by Lakeview Properties.

 

It is very important that no one parks in or drives through the yard space directly behind the log cabins for this is where the septic systems are located.

 

The driveway/parking area is a common space where residents, pets, and children play and are crossing all the time.

 

PLEASE BE CAUTIOUS AND DRIVE SLOWLY WHILE ENTERING AND EXITING THE PROPERTY.

GOOD NEIGHBOR POLICY/NOISE:

 

All residents agree not to cause or allow any noise or activity on the premises which might disturb the peace and quiet of another resident and/or neighbor. All residents shall agree to conduct themselves in a manner that is respectful of other lessees, residents, and the management of Lakeview Properties of Dubay and that will not prompt complaints from neighbors or police.

 

NOISE THAT MAY BE DISRUPTIVE TO OTHERS IS PROHIBITED BETWEEN 10PM AND 7AM.

SMOKING:

 

RESIDENTS ARE NOT PERMITTED TO SMOKE INSIDE THE APARTMENTS/CABINS.

 

If smoking outside, please be aware of fire danger. Do not smoke directly in front of open windows or allow smoke to blow inside, and PLEASE DO NOT THROW CIGARETTE BUTTS ON THE GROUND.

PROPERTY MAINTENANCE/GARBAGE DISPOSAL:

 

Residents shall deposit all garbage and waste in a clean and sanitary manner into the proper receptacles and shall cooperate in keeping the garbage area neat and clean.

 

PLEASE RECYCLE. Two containers for aluminum cans and a co-mingle recycle container for glass, plastic, and tin are located by the fire pit area. There are also two co-mingle recycle containers and another container for aluminum cans located near the large dumpster. All other garbage, paper, and cardboard is to go into the large dumpster. THE LARGE DUMPSTER IS LOCATED BY THE GARAGE AREA TOWARD THE ENTRANCE OF THE DRIVEWAY.

This is a waterfront property that already attracts bugs and small critters; therefore, for the enjoyment and safety of all residents, garbage should not be left outside for an excessive amount of time or overnight for an any reason. RESIDENT SHALL NOT DISPOSE OF LEFTOVER BAIT, FOOD, ICE, COOKING OIL, GREASE, ETC. IN THE YARD OR DRIVEWAY.​

THERE IS A FREEZER LABELED “FISH GUTS HERE” inside of a storage container next to the outdoor fish cleaning station located on the backside of the office/laundry building. Residents shall bag and place any fish guts or leftover bait here. DO NOT THROW FISH GUTS IN THE LARGE DUMPSTER, and DO NOT DISCARD LEFTOVER BAIT IN THE DUMPSTER, YARD/DRIVEWAY, OR SHORELINE! Lakeview Properties will freeze any fish guts or leftover bait until garbage day, so no residents have to smell that awful smell.

 

Residents shall be responsible for disposing of items of such size and nature as are not normally acceptable by the garbage hauler.

Residents shall make every effort to keep equipment/appliances in good working order, but please notify management if any maintenance problems do occur or need to be addressed.

Residents shall be responsible for keeping the kitchen and bathroom drains free of things that may tend to cause clogging of the drains and shall pay for the cleaning out of any plumbing fixture that may need to be cleared of stoppage and for the expense or damage caused by stopping of waste pipes or overflow from bathtubs, wash basins, or sinks.

Septic safe tissue is the ONLY product that is to be flushed down the toilets.

 

IN THE EVENT OF A POWER OUTAGE, DO NOT FLUSH THE TOILET UNTIL POWER IS RESTORED.

COMMUNITY CAMPFIRE:

 

Campfires in the community fire pit (wood NOT provided) are permitted as long as the weather allows for safe burning and there are no local burn bans. If conditions are questionable, please ask the management.

 

ONLY SMALL FIRES ARE PERMITTED FOR SAFETY REASONS. BONFIRES ARE NOT ALLOWED.

 

For all residents' safety, RESIDENTS SHALL NOT THROW GLASS, PLASTIC, OR ALUMINUM CANS IN THE FIRE PIT, and young children must not be left unattended.

 

Never leave a fire unattended, and, upon leaving, make sure it will extinguish quickly. Use of the community fire pit is at RESIDENT'S own risk. FIRE SUPPRESSION FEES AND DAMAGE CAUSED BY CARELESS FIRES WILL BE THE RESPONSIBILITY OF THE RESIDENT(S) INVOLVED.

COMMUNITY AREAS/OUTDOOR ACTIVITIES:

 

Dock slips are not included with an apartment/log cabin rental and require a separate rental agreement. Please see the BOAT LAUNCH/DOCKING AREA RULES AND REGULATIONS for more information.

There is no lifeguard on duty, so SWIMMING IS AT RESIDENT'S OWN RISK and is only permitted at the designated swimming area since no swimming is allowed at the boat launch/boat docking area. THE BOAT LAUNCH IS VERY SLIPPERY! Life vests are highly encouraged while on the docks, in the water, and on the swimming raft. Safety is always a top concern. There is to be no running on the stairs or dock systems.

The rocks on the shoreline are there for a reason and SHOULD NOT be removed and/or thrown into the lake.

Fishing is allowed from the docking areas/shoreline and ALL FISHING REGULATIONS ENFORCED BY THE WISCONSIN DNR MUST BE FOLLOWED. It is the resident's responsibility to be aware of the proper regulations for such activities. If you chose to fish near or at the swimming area, please be respectful of anyone swimming.
